Director, Hotel Capital Markets

Job Description Summary

The Director will execute hotel transactions, including debt financings, joint venture equity raises, and investment sales.

Job Description

Manage operational activities of service lines on a day-to-day basis and provides a single point of contact within the Americas Region for first line issue resolution with leadership

Pre-marketing and packaging:
Delegate and oversee preparation of deal book and the distribution of marketing materials

Marketing of debt and equity offerings to lenders/investors, including:

Call and work with lenders/investors to negotiate transaction terms

Obtain bids, engage, and manage the delivery of services by consultants and other third-parties that support the transaction process

Provide weekly client updates via written communication and conference calls

Coordinate closing process, including obtaining necessary documentation to appropriately support the transaction process

Supervision of analyst/associate pool, including:
Review, analyze, and audit property, portfolio and entity level cash flow models

Review feasibility/valuation financial analyses

Review market information through research, interviews and site tours

Preparation/production of all finance/sales memorandums for presentation to debt capital providers and investors

Perform ongoing market research of capital market trends, significant real estate transactions, and changes in the universe of equity investors and debt capital providers

May be working on 3 – 8 transactions at once; Each taking an average of 4 – 6 months to complete

Other job duties as needed based on transaction assignment and team structure

Important education

Bachelor’s degree required. Preferably in hospitality, finance, accounting, or real estate;

Master’s degree in hospitality, finance, accounting, or real estate or related area preferred

Important experience

6 to 10 years of hotel real estate and/or finance experience preferably with a firm engaged in brokerage, investing, consulting, appraisal, or business development;

Strong hospitality background

Excellent analytic and written communication skills

Excellent planning, organization and interpersonal skills

Strong personal initiative and desire to succeed on an entrepreneurial team

Ability to construct, apply, and analyze complex financial models.

Ability to function in a team-oriented setting while working independently with limited day-to-day supervision

Ability to handle multiple projects at one time and work in a fast paced, transaction-oriented environment

Ability and willingness to travel up to 25% of the time on short notice and occasionally to work long hours, including some weekends

Ability to maintain attention to minute detail while working under tight time frames with meaningful deadlines

Advanced knowledge of all Microsoft Office applications required

Advanced knowledge of Argus software required.

Salesperson license preferred.

WORK ENVIRONMENT

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.
